how long after you purchase a home does it take for it to show up on home value sites such as zillow, yahoo... it's new constuction so I'm the first owner... some of my neighbors are on there, but not mine yet? I closed at the end of feb. 2007.

Home value? Is there a place online that I can go to and put in my home's square footage, year it was built, amount of land we have, etc and find out a rough estimate of how much it's worth? I have tried finding a site but all the sites I find just ask for your street address but they all tell me it's an invalid address. I've lived here all my life and receive my mail here so I think I know it's valid lol.

does a modular home really appreciate like a site built home?? while researching factory built homes, one site said that modular homes gain value (appreciate) just like a regular built home, and I would like to know if this is true from someone outside the builder community. I would not want to go ahead and purchase a modular home and find out that it loses value like a mobile home would. thanks for any input.

Is solid hardwood floor better or engineered wood to the value of a home? I am considering engineered flooring of good quality, since you can get better value for exotic wood. the sample i am considering is natural dark wood, which is expensive with solid hardwood. the Aluminum oxide coating with prefinished flooring cannot be applied on site, and makes the wood more resistent.

Anyone know of a site that could tell me how much home repairs/projects will increase the value of my home? I’ve ran into plenty that tell you what sorts of things to do to “add value” but none that say how much value each project will add… Obviously there would be no way to tell how the workmanship would turn out ahead of time, but there is a general understanding of what a newly remodeled kitchen, or perhaps something as small as painting the outside of the house would bring. There is also I believe some sort of general understanding that the work would be satisfactory at least or be rendered completely useless. I’ve read in a lot of places that while giving the house a face lift is nice, it more than likely won’t raise the selling price. Therefore I was hoping to accomplish things that may actually increase the overall value. My house is in pretty good condition and needs no major or obvious repairs, but I’d like to get the most that I can out of it, as I’m sure most people do. I’m sure there are some estimates, based on a well completed or standard task out there, thanks for your answer I will keep looking, and perhaps call my realtor. She has mentioned a couple things that would increase the house value already.

How do you calculate the value of your rental property? We want to rent a house we've had for sale and aren't sure how much to ask for rent. I'd heard it's 10% of the home's value. Can anyone verify that? Also, I cannot find a site that actually lists the houses for rent in our area. They only list apartments. We do have a realtor, also. Must we go through her? I already know the fair market value for selling it and its appraised value. I want to know how to calculate what I can ask reasonably for rent.

Bluebook value of a mobile home??? How can I find the bluebook value of a mobile home? My in-laws just purchased the property next to ours and there is an existing trailer on it. They do not want this trailer, and are going to purchase a double-wide to put in its place. Since they live so far away at the moment, I am trying to help them out. What happens if a home forecloses and the auction only pays off the first mortgage and not the second? Will the second mortgage holders come after you or be able to put something (other than a foreclosure) on your credit like a judgement? Would they be ale to garnish wages or do anything crazy like that in the future? The reason for two loans was a first and second (100% loan) was used to purchase the home. The value dropped and the foreclosure auction will only be enough to cover the first mortgage and part of the second. If you could site any websites that show these types of laws it would be appreciated. Thanks. Oh and real examples would be great. I've heard many people say yes they can come after you, but of those that have actually been foreclosed on I've yet to hear one of them tell me an actual horror story. This could be because many second lien holders use fear to get some people to pay them money and salvage some of their loss. coragryph, keep in mind the 2nd was used as purchase money, so it was not a 2nd mortgage that was "taken out". Also, have you actually heard of this happen or only studied it? Thats what i'm finding out, that most lenders don't go through with that, as they end up getting nothing after spending all the money to legally fight it and most individuals could file BK to avoid it.

I need a NO credit check, NO Docs, Home Equity Loan. I own my house (no leins) and only want 80% Loan To Value I am tired of online mortgage sites promising no docs no credit check loans and not really being anything but regular standard lenders. I have a ton of equity in my 4 year old paid-off home. I wish to get 80% of the appraised value in a home equity loan. I work for myself and much of my income is not reported. I have been divorced and my credit score is bad. I do own the house though and wish to use that equity. Please only answer with a real solution. Predator lenders need not bother me with empty promises and credit card lending rates on a secured home mortgage/equity loan. It needs to be a lender that can operate in South Carolia as well. Do real estate taxes lower the value of homes like high interest? Folks on this site talk about how home values went up (in part) because interests rates have been so low over the last decade. This was stated because lower interest means folks can afford a higher payment and it is not home price, but ulitmately the payment that gauges affordablitiy. I am not sure how it has been elsewhere, but in my town our taxes (in real $) have doubled in the last 3-4 years, with no change in services and a crappy school system. I know that fuel has gone up and some folks got raises, but they have doubled! Does this increase in taxes (in my case about $3000) not decrease the amount that the next buyer can afford each month and therefore reduce the market value of your home? Our taxes are town based (northeast typical) and go up every year. Real estate is must compete between towns not just within it. I have a 3 yr. ARM that recently jumped - increased my payment by about $250. That is the same order of magnitude of the tax increase per month. Our tax rate is about 1.2% locally I have seen them between 1-2%.
